The land for sale is a splittable 12 acre view parcel in one of the nicest areas of North Idaho.  The value of the real estate is a major portion of the asking price.  The house for sale is an architectural artists sculpture.  I have lived in it for 10 years, but the house is not quite finished and I can no longer afford to keep working on it.  That is why I am offering it for sale by owner, and it is priced right for the work that remains to be done and the artistic features already here.

I have lived here happily for 10 years, so the house is comfortably inhabitable right now just as it is, but that depends on the conveniences you need for your own comfort level.  These are the basic things you may want to finish or alter:

  • The bedrooms have been used as art studio.  The main bedroom is fine as is, but for multiple bedrooms, you would need to convert one of several larger studio spaces to your taste.  A single person or couple will find it great as is.  One additional bedroom would be very easy. You could go up to 3 or 4 bedrooms by converting one of the larger open design studio spaces with addition of a partition wall.
  • Bathrooms are unfinished.  There are 2 bathrooms currently under construction but they are not done yet (it has an outhouse, a wood fired sauna/bath house, underground water & drain piping, and a septic system already in place).  The bathrooms may well be finished before a deal can be made.  Both bathrooms could be finished with about a month work and very little investment as the fixtures are here.
  • There are a couple other areas that are semi-enclosed open-air rooms by design.  These could be closed in if you desire.
  • Water system is from a year round spring fed pond.  It is piped to the house underground to a pressure system, but needs additional filters to make it potable.  I currently haul my drinking water and use the pond water for all other purposes.  Drilling a well would be another option, but a sand filter and Reverse Osmosis unit would provide great water.
  • It is a North Idaho secluded forest place 1/2 mile off the paved road.  If you need to be on a paved road, please do not even inquire.
  • You will probably want to convert much of my other studio space to suit your own life style.

 

I am willing to do some finishing and remodel work for you to your specifications as part of the deal and would consider more extensive work to customize the place or finish it to any degree you would like on further negotiation.  My asking price is an "as is" price.

 

This place is designed for self-sufficiency.  It is off-grid, powered by solar electric with a backup generator, water comes from a spring fed pond, phone and internet are from cellular service (broadband internet), TV comes from an antenna, and you maintain your own driveway. The house is an easily accessible, secluded mountain retreat.  "Easy access" means only 1/2 mile up a private drive from a main county paved road .  You share keeping the snow plowed during the winter with 3 neighbors and share a private drive with only one friendly but reclusive neighbor who lives 1/2 mile away.

 

This is a unique architectural sculpture not a "normal" downtown type of place.  This home would be excellent for:

  • A single person, couple, or small family interested in using it as is, or for their own arts or home based business;
  • Someone with craftsman skills, creativity, and willingness to complete it to your own artistic masterpiece;
  • An inspirational vacation or second home, or;
  • Someone with a small amount of additional resources to have it finished to your taste for the most original, artistic house you will ever see, in a very desirable neighborhood.

 

If you want to drill a well, expect to invest around $5,000 to $10,000.   A well can easily be connected to the existing plumbing system.  Improving the pond water with a better filter system would be less costly and could result is just as good, reliable water source.  The pond has never gone dry and there is a filtered, pressure water system in place which could be improved and I seldom use because gravity flow is adequate for my purposes.

 

If you want to connect to the utility grid, expect investment in excess of $5,000.  Utilities are already at the base of the driveway and there is a dedicated utility easement all the way up the drive.  Increasing the capacity of the solar system could be cheaper and more reliable.

 

If you love of animals, there are regular visits by deer, rabbits, eagles, elk, moose, coyotes, squirrels, chipmunks, woodpeckers, owls, flying squirrels, occasionally a bear or bobcat, and I once saw a Lynx, twice foxes, and once a wolf.  The larger animals all keep their distance because of the dog.  You do occasionally see wildlife drinking from the pond above the house.

 

In short: if you want to live in a unique, original home in the forest, this place may be for you.  It is not ordinary, suburban, or downtown.
